You pay in instalments linked to construction stages and take possession when the building is complete and has its occupancy certificate. Compared with a launch, you can see progress, the date is nearer and the project has a RERA record you can check.
Brigade Gateway Neopolis is a 9.7-acre mixed-use campus with two towers and 594 homes. It carries RERA number P02400009142 and a listed handover of November 2029. Portals reported it at the foundation stage in early 2026, so confirm the current stage with the sales team. Brigade Manor in Moti Nagar is a low-density project of about 190 homes with RERA number TG/RERA/P02200010602 and a listed date of February 2029.
The trade-off is choice and price. Good floors and facings are taken first, and rates tend to rise as a project sells.

In a construction-linked plan, you pay as each stage is completed. This keeps your payments in step with what has been built.
The agreement for sale lists the stages, such as foundation, plinth, each slab, walls, finishing and possession, and the percentage due at each. You pay when the developer certifies that stage as complete.
A booking amount, typically a small share of the price, is paid at the start. The rest follows the schedule. Ask for the exact percentages in writing.
GST applies to under-construction apartments, charged on each payment at the rate in force. Confirm the rate and whether input tax credit is allowed with the sales team and your tax adviser.
Home loans for under-construction homes are usually paid out in tranches matched to the stages. Your EMI starts on the amount disbursed, and often you pay only interest until full disbursal.
Do not rely on a single site visit. These five checks give a fuller picture.
Promoters are required to upload periodic progress and compliance updates. Compare the reported stage with what you see on site.
Return every few months and compare. Ask to see the tower you are buying in, not only the model flat or the site office.
Before each instalment, ask for the architect or engineer’s certificate that the stage has been completed.

Under construction suits buyers who want some certainty without paying for a finished home. If your timeline is two to four years, you can see progress as you pay, and you are comfortable with a staged payment plan, this stage is often the balanced choice.
It suits less well if you need to move in within a year, because no project in this list has a listed handover earlier than 2029. If that is you, look at ready-to-move homes instead. Whatever you choose, compare the cost per square foot of carpet area, not the headline price. At Brigade Manor the largest 3 BHK lists about 1,296 sq ft carpet against 2,067 sq ft super built-up, so the two figures can differ widely.
