Home size drives price more than almost anything else. This is how the listed Brigade apartments break down.
Planned at Kompally (2 and 3 BHK) and Osman Nagar (2, 3 and 4 BHK). These are the entry-level configurations in the list, and exact sizes and prices are not yet published.
Brigade Manor lists 3 and 4 BHK homes of 2,067 to 3,164 sq ft super built-up, and Enclave lists 1,868 to 2,635 sq ft. Both start around ₹2.1 crore.
Barcelona lists roughly 2,800 to 4,000 sq ft and Neopolis Phase 2 about 2,785 to 3,750 sq ft. These are large homes in the ₹3.8 crore and above range.
Brigade Gateway lists 3, 4, 5 and 6 bed residences of 3,067 to 9,859 sq ft from about ₹4.9 crore, and Neopolis Kokapet lists 3.5, 4, 5 and 6 BHK homes from about ₹4.12 crore.
A project is only as good as its commute and surroundings. These are the five areas covered.
Beside the Financial District and the western corridor. Best for buyers who work in that belt and want a premium high-rise.
Residential and established, with a Brigade community already there. Best for 3 and 4 BHK buyers with a budget around ₹2 to 3 crore.
A western pocket with Outer Ring Road access towards Gachibowli and Hitec City. Larger site, lower entry point than Kokapet.
North Hyderabad, towards the Secunderabad side and the northern Outer Ring Road. A value option on a 5.6-acre site.
Rajendra Nagar is on the southwest side towards the airport. Secunderabad is central, with metro and rail access. Details for both come on request.
A gated luxury community in Hyderabad with homes of roughly 1,200 to 3,000 sq ft. Ask for the address and RERA number.
Add GST, registration, parking, club membership and maintenance deposits to the advertised starting price to get the real cost.
At Brigade Manor the largest 3 BHK lists about 1,296 sq ft carpet against 2,067 sq ft super built-up. Price per sq ft of carpet area is the fair comparison.
Neopolis and Gateway are high-rise with large amenity decks. Manor has about 190 homes. Pick the density you will enjoy living in.
Listed dates run from February 2029 to July 2031 and some projects have none yet. Rent for the wait is a real cost.
Check the project on rera.telangana.gov.in and read the draft agreement for sale, especially the payment schedule and delay clause.

Kompally is planned as 2 and 3 BHK, and Osman Nagar as 2, 3 and 4 BHK. Both are at early stages, so unit sizes and prices are not final. Most other projects start at 3 BHK.

It depends on your workplace and budget. Kokapet suits the Financial District belt at a premium, Moti Nagar offers 3 and 4 BHK around ₹2 crore, and Kompally and Osman Nagar offer larger sites at an earlier stage.
Search the project or promoter name on rera.telangana.gov.in and compare the number, approved plan and completion date with what you were given. Do not pay a booking amount against a project with no number.
