Plots are only as good as their paperwork. Check each item below.
The layout should be approved by the competent authority, with roads, parks and plot numbers matching the sanctioned plan.
Get the chain of title deeds checked by a lawyer and obtain an encumbrance certificate for the period required. It shows loans or claims on the land.
Plotted developments above the size threshold must be registered. Verify the number, promoter and completion date on rera.telangana.gov.in.
Confirm the land is zoned for residential use and is not under any acquisition, litigation or restricted category.
Check the approach road width, drainage, water and power availability. A plot without legal access is hard to build on or resell.
Have the plot measured and demarcated on the ground, and match the dimensions with the sale deed.
Decide a plot size in square yards, a preferred direction or facing, and an all-in budget including registration and development charges.
Ignore unapproved layouts, however cheap. They carry the highest risk of regularisation problems and loan refusal.
Have an independent lawyer check the title, approvals and encumbrance before you pay.
Walk the actual plot, confirm its location in the layout and check the road and surroundings.
Pay stamp duty and registration charges, register the deed and apply for the mutation of land records in your name.

Land can appreciate, needs little maintenance and gives freedom to design your own home, but earns no rent and needs money to build later.
You get a finished home, shared amenities and a rental option, but you do not own the land outright.
Home loans for apartments are easier to get. Plot loans are available but usually carry stricter terms and need a clean, approved title.
Plots in well-developed corridors sell well, but fringe plots can take years to sell. Apartments in established areas usually resell faster.
