A new launch is the point at which a developer formally opens a project for booking. For a Brigade project in Hyderabad this usually follows an announcement, the land and approvals work, and, in most cases, registration with Telangana RERA. Construction is at an early stage, so handover is typically two to five years away. Brigade Barcelona, announced in September 2026, is the latest example: a 4.04-acre Neopolis project with more than 650 homes and a listed possession of July 2031.
Launch-stage buyers get the first pick of towers, floors and facings, and often a launch payment plan. In return they carry the longest wait and the most time for the market to move. Brigade Manor and Brigade Enclave in Moti Nagar are priced in the ₹2 crore range for a 3 BHK, while Barcelona starts above ₹3.8 crore, so the same launch window covers very different budgets.

Launch is the best time to choose and the most demanding time to wait. Weigh both sides before you pay a booking amount.
Most floors, towers and facings are unsold. If you want a higher floor, a park-facing home or a particular unit size, launch is the stage at which you can still get it.
Developers often start with their lowest base rate and a flexible schedule, then raise rates as inventory sells. An offer is not guaranteed to last, so ask until when it is valid.
With handovers listed between February 2029 and July 2031, you will pay rent or an existing EMI for years. Check that the date in your agreement matches the RERA completion date.
Nothing is built yet. Brigade is an established developer, but delays can happen anywhere, so understand your remedies under RERA and the delay clause before you sign.

Kokapet sits beside the Financial District on the western corridor. Barcelona offers 3, 3.5 and 4 BHK apartments of roughly 2,800 to 4,000 sq ft, aimed at buyers who want a large high-rise home near the city’s main office belt.
An established residential pocket with an existing Brigade community. Manor is a low-density project of about 190 homes, and Enclave offers 3 and 4 BHK homes of about 1,868 to 2,635 sq ft. Both are priced in the ₹2 crore range.
Southwest Hyderabad, on the airport side of the Outer Ring Road. Brigade lists a luxury launch with 2, 3 and 4 BHK homes. Price and RERA details are shared on request, so ask for both.
Five steps keep a launch booking safe and keep surprises out of the final bill.
Pick two or three launches that fit your price band and the route to your workplace. Visit at your usual commute hour, not on a quiet Sunday.
The headline price is a starting figure. Get a written cost sheet that adds GST, registration, parking, club membership and maintenance deposits.
Search the project and promoter on rera.telangana.gov.in. Confirm the registration number, approved plan and completion date before you pay any booking amount.
Check the carpet area, the construction-linked payment schedule, the delay penalty and the cancellation terms.
Pay by cheque or bank transfer to the account named in the agreement, and keep the developer’s receipt for every instalment.
The starting price on a launch page is usually the cost of the smallest unit on a lower floor, quoted on super built-up area. It rarely includes GST, stamp duty and registration, covered parking, club membership, corpus and maintenance deposits, or floor-rise and view charges. Together these can add a meaningful amount on top of the headline figure, so ask for the full cost sheet.
Compare projects on carpet area, which is the area you actually live in and the area RERA regulates. At Brigade Manor, for example, the largest 3 BHK lists about 1,296 sq ft of carpet area against 2,067 sq ft of super built-up area. Dividing the total cost by carpet area gives a fair price per square foot across Manor, Enclave and Barcelona.
GST on under-construction apartments is charged at the rate in force when you pay each instalment, and the rate can differ by price band and project type. Confirm the current rate with the sales team and your tax adviser.

Buying at launch gives the widest choice of floors and the earliest pricing, but you wait the longest for possession and carry the most execution risk. Waiting until construction is visible lowers that risk, but prices and choice usually move against you. It depends on your timeline and your budget.
Most do, and you should not pay a booking amount until you have verified the number. Brigade Manor lists TG/RERA/P02200010602. For the others, ask the sales team for the RERA number and check it on rera.telangana.gov.in.
Listed handover dates are February 2029 for Manor, December 2030 for Enclave and July 2031 for Barcelona. Rajendra Nagar has no date published. The completion date on the RERA registration is the one that counts.
A pre launch is the stage before a formal launch, when the site is announced but registration and pricing are often not final. A new launch means bookings are officially open. Read the pre launch page for the extra care that stage needs.
