Brigade Group has stopped treating Hyderabad as a side market. In May 2026 its executive director said the company plans to deploy about ₹5,000 crore across residential, commercial, hospitality and retail in the city over the next three to four years, and the launches since then back that up. The Kompally joint development covers 5.6 acres with an ₹850 crore revenue potential, and Brigade Barcelona, announced in September, adds more than 650 homes at Neopolis with a stated revenue potential above ₹2,700 crore.
For a buyer, that means three different kinds of Brigade project are open at once. Neopolis and the Gateway campus in Kokapet are for people who want a high-rise address next to the Financial District. Moti Nagar offers low-density 3 and 4 BHK homes at a lower ticket size. The northern and western sites at Kompally and Osman Nagar are still at the pre-launch stage, which is when floor choice is widest and when the paperwork is thinnest.

The western corridor is where Brigade is concentrating its largest Hyderabad spend. Kokapet sits beside the Financial District and the Outer Ring Road, and the Neopolis layout was planned with wide roads and mixed-use blocks. Expect luxury pricing and large mixed-use campuses.
A residential pocket with an existing Brigade community, close to Hitec City and the Financial District by road. The newer launches here are low-density and priced in the ₹2 crore range for a 3 BHK.
North Hyderabad is the value option on this list. Kompally gives access to the Secunderabad side of the city and to the northern Outer Ring Road, and the new Brigade site is large at 5.6 acres.
A western micro-market with access to the Outer Ring Road, Gachibowli, Hitec City and the Financial District, which suits buyers who work in the Hitec City and Financial District belt but want larger sites at a lower entry price.
Southwest Hyderabad, towards the airport side of the Outer Ring Road. Brigade lists a new luxury launch here with 2, 3 and 4 BHK homes. Ask for the RERA number and the current price sheet.
Buyers who want to stay on the city side, with metro and rail access, will find a premium Brigade community listed for Secunderabad. Details are shared on request.
A shortlist of two or three projects makes site visits useful. These four steps are the ones that change the decision most often.
Hitec City, Gachibowli and the Financial District are all reachable from the western corridor, but a drive from Kokapet at 9 a.m. is a different trip from one out of Kompally. Test the route at your own office hours before you fall for a floor plan.
Listed handover dates run from 2029 to 2031. If you are paying rent today, a 2031 date costs you several more years of it, and a project at the pre-launch stage may not have a date at all.
Gateway and Barcelona are high-rise and amenity-heavy. Manor is a low-density community with 190 homes. A mixed-use campus brings offices and retail to your doorstep, which suits some buyers and bothers others.
The advertised price rarely includes GST, registration, parking, club membership and maintenance deposits. Ask for a cost sheet with every line, then divide by carpet area to compare two projects fairly.
None of these takes more than a few minutes, and each one has saved buyers real money.
Look the project up on rera.telangana.gov.in. Match the number, promoter name, approved layout and completion date to what you were quoted.
A pre-launch booking is usually refundable only under stated conditions. Ask what happens to your money if the RERA registration is delayed, and get the answer in writing.
Check the carpet area, the payment schedule tied to construction stages, the delay penalty and the cancellation clause before you sign the final document.
Carpet area can be far smaller than super built-up area: at Brigade Manor, for example, the largest 3 BHK lists about 1,296 sq ft carpet against 2,067 sq ft super built-up. Carpet area is what you live in and what RERA regulates.
Make every payment to the developer’s designated RERA project account, keep the receipt, and walk the site or sample flat at least once before you commit.

One portal shows Kompally from about ₹1.15 crore, which is indicative until Brigade publishes a price list. GST, registration and other charges are extra.
Brigade Neopolis is in Kokapet, on the western corridor of Hyderabad close to the Financial District and Narsingi. This page lists the main Neopolis project, Brigade Gateway Neopolis with its luxury towers, Brigade Barcelona with 3, 3.5 and 4 BHK apartments, the second phase, and the World Trade Center office project on the Gateway campus.
Brigade Gateway is a 9.7-acre mixed-use campus in Neopolis with two residential towers of 297 homes each, offering 3, 4, 5 and 6 bed residences from about ₹4.9 crore. It carries TS RERA number P02400009142, and the handover date listed by portals is November 2029. Confirm the current date in the agreement for sale.
Yes. Brigade announced Barcelona in September 2026 as a 4.04-acre project at Neopolis with more than 650 homes, in 3, 3.5 and 4 BHK sizes, and a revenue potential of over ₹2,700 crore. Portals list possession in July 2031 and prices from ₹3.87 crore to ₹5.53 crore.
Brigade Manor and Brigade Enclave are the new launches in Moti Nagar. Manor is a low-density community on about 4.79 acres with 190 homes in 3 and 4 BHK sizes, with a TS RERA number of TG/RERA/P02200010602. Enclave offers 3 and 4 BHK homes with a listed handover of December 2030.
Yes. Brigade Kompally is a 5.6-acre residential project in North Hyderabad that Brigade announced in May 2026 under a joint development agreement. The company said the project carries a revenue potential of about ₹850 crore. Configurations and RERA details were not published at the time of writing.
Brigade’s current new and upcoming Hyderabad portfolio is made up of apartments and a commercial office project. This page does not list plots or villas in Hyderabad. Ask the sales team if you want to be told when that changes.
Search the project name or promoter name on the Telangana RERA website, rera.telangana.gov.in, and compare the registration number, approved plan, completion date and project account with what the sales team gives you. A project with no number yet is still at the pre-launch stage, and you should not pay a booking amount against it.
Listed handover dates run from February 2029 for Manor and November 2029 for Gateway Neopolis, to December 2030 for Enclave and July 2031 for Barcelona. Pre-launch projects such as Kompally and Osman Nagar have no confirmed date yet. The RERA completion date is the one that counts.
